We hope you’re doing well 😊 With the Christmas holidays just around the corner, we wanted to share a few important reminders before you head home. Please have a quick read through, and feel free to get in touch if you have any questions.
🎄 Office opening times
Our office will be closed on the following dates:
25th December 2025
26th December 2025
1st January 2026
Between 24th December 2025 and 4th January 2026, both office and maintenance teams will be working at reduced capacity.
🔐 Property security
As many houses will be empty over the holiday period, please make sure the last person leaving:
Locks all doors and windows
Sets the security alarm (if you have one)
Leaves one or two landing lights on to make the property look occupied
🔥 Heating and frost protection
December and January can be very cold, and properties are at risk of frost damage if heating is turned off. To avoid any issues, please:
Leave the heating on at a low, constant temperature (around 16°C)
This helps prevent frozen or burst pipes and boiler problems
If you are on a card or prepayment meter, please ensure there is enough credit to cover the holiday period.
If the heating stops due to no credit, tenants will be responsible for any engineer call-out charges.
If issues arise due to frozen pipes caused by not following these precautions, tenants will also be responsible for call-out charges.
🗑️ Waste and recycling
If you’ll be away for more than a week, please:
Empty your bins before you go
Avoid leaving food out that could go off
Leftover food can attract pests such as mice or rats. We also recommend having a quick clear-out of the fridge before you leave – coming back to spoiled food (and the smell!) is never fun.
If you follow the steps above, you’ll return to a warm, safe, and comfortable home after the holidays 🏠✨
